			<content:encoded><![CDATA[<p>Once again it’s First Friday, and downtown Oakland stars in a monthly celebration of culture. Aficionados welcome the return of the occasional RAW Gallery, a well-edited collection of art in music in a half-built retail space on Telegraph and 20th. <a href="http://greatwallofoakland.org/">The Great Wall</a> projected installation, a taste of <a href="http://www.abetteroakland.com/alleys-archways-and-art-in-uptown/2010-05-12">planned public light art in Uptown</a>, features In Search of Happiness, “a curated screening of video art and films from artists in Europe, Canada and the United States.” <a href="http://www.contracostatimes.com/theater-museums/ci_15112245">New galleries</a>, <a href="http://www.21grand.org/">relocated galleries</a>, and street-based art can all be found at the <a href="http://oaklandartmurmur.com/">Art Murmur</a>, centered at 23rd and Telegraph.</p>
<p>The increasingly artsy environs around downtown are of course a source of civic pride, but the arts have also been used to put the Town down, from Gertrude Stein’s epigrams to <a href="http://www.tv.com/gentleman-of-leisure/show/75898/summary.html">aborted television pilots</a>. Recently, all the way on the northern border, a &#8220;tea party&#8221; of craftsmen (and women) <a href="http://www.sfgate.com/cgi-bin/article.cgi?f=/c/a/2010/05/30/BA0V1DNBG2.DTL">knitted over Berkeley’s rail-side HERETHERE sculpture</a>, covering up this perceived slight at Oakland. Given the sculpture’s proximity to pioneering Internet-enabled <a href="http://www.economist.com/surveys/displaystory.cfm?story_id=10950394">Nomad Cafe</a>, will we soon see censorious socks on <a href="http://regretsy.com">(Regr)Etsy</a>?</p>
<p>In Jack London Square, vegetarian restaurant and wine bar <a href="http://www.sfgate.com/cgi-bin/article.cgi?f=/c/a/2010/05/23/FD7L1DF1C7.DTL">Encuentro gave up its most popular recipe to the Chronicle</a> recently. You could try this at home, but it seems pretty labor-intensive. Best to visit <a href="http://encuentrooakland.com">Encuentro</a>, don’t you agree?</p>
<p>Geisha, the long-awaited and <a href="http://www.apaforprogress.org/racist-and-sexist-geisha-bar-gets-permit-operate-oakland-chinatown">somewhat controversial</a> establishment dreamed up by the owner of the former Silver Lion and Golden Bull watering holes, opened in the former Oakland Stamp Factory on 14th near Webster this week. A generously-sized bar, well-expressed decor, experienced bartenders, and a full kitchen will add life to a street mostly known for shuttling people from downtown to the Lake. I don’t know what sort of food the cabaret-licensed nightclub will serve, but Geisha’s eponymous cucumber-lime punch is tasty.</p>

<p class="MsoNormal">Though doom and gloom surround the economy on many fronts, downtown Oakland is only getting more happening. But it’s not all new ventures. A traveler to Downtown Oakland this week sees new businesses, but also transformed businesses, rescued businesses and long-lived businesses.</p>
<p class="MsoNormal">As I mentioned in an update <a href="http://thedto.wordpress.com/2009/04/17/the-dto-steps-up-its-game/">to last week’s blog</a>, Bakesale Betty has received all necessary permits and is building their new bakery in Uptown, which will hopefully open this summer. Also under construction are two spots in Old Oakland near City Center – a wine bar and a sushi restaurant, both on Clay near 11th St. Though it’s true that Old Oakland’s designer denim boutique closed after two years in business, nearby retailers <a href="http://www.verseoakland.com">Verse</a>, <a href="http://www.mignonnedecor.com">Mignonne</a>, and <a href="http://fivetenstudio.com">Fiveten Studio</a> are still going strong. Check out <a href="http://www.mignonnedecor.com">Mignonne’s mailing list</a> for their Saturday sales and vintage trunk shows.</p>
<p class="MsoNormal">One of downtown’s two (or three) completed but empty condo developments <a href="http://www.businesswire.com/portal/site/google/?ndmViewId=news_view&amp;newsId=20090423006219&amp;newsLang=en">opens this evening with a party</a> featuring Oakland Mayor Jerry Brown and wannabe Mayor Don Perata. I’m sure Jean Quan will be there too, though Robert Bobb is probably tied up in Detroit. The Ellington is a 134-unit high-rise near Jack London Square. Meanwhile, Old Oakland’s Dwell, built by now bankrupt AF Evans, has received multiple offers and a new owner is expected to be announced soon. I understand that the Jackson St project with construction defects has been renovated, but if anyone knows what’s going there, please let us know.</p>
<p class="MsoNormal">The former Maxwell’s Restaurant and Lounge on 13th St <a href="http://www.newswiretoday.com/news/47824/">is now Maxwell’s Soundstage</a>, thanks to new operator Dwayne Wiggins of Toni Tone Tony and Alicia Keyes fame. He also operated the coffeeshop in the Alice Arts Center until it closed in 2007. Look for respected singers to draw a sophisticated urban crowd, though so far <a href="http://blogs.sfweekly.com/shookdown/2009/03/dwayne_wiggins_brings_van_hunt.php">there’s only been one show</a>. Maxwell&#8217;s is near another soon to open club in the area southeast of Broadway. Perhaps other districts are starting to eclipse Uptown&#8217;s light; a local architect <a href="http://www.designspongeonline.com/2009/04/afternoon-coffee-with-michelle-kaufmann.html">makes an argument for Jack London Square</a> in a design interview.</p>
<p class="MsoNormal">On Sunday, <a href="http://mocha.org">the Museum of Children’s Art</a>, a wonderful children’s art center in Old Oakland, celebrates its 20th birthday! From noon to five pm on April 26th children and their parents can enjoy refreshments, entertainment, and hands-on arts and crafts including miniature golf! Year-long memberships will be available at an anniversary discount, too. In addition to retailers, nightlife, and urban housing, there are some great resources for kids in the DTO as well. MOChA is at 538 9th St in the Swan’s Market courtyard.</p>
<p class="MsoNormal"><span> </span>It’s a week of things to get excited about in the DTO, though the city may screw that all up with an Uptown parking lot right in the middle of Telegraph! <a href="http://www.abetteroakland.com/build-a-fence-not-a-parking-lot/2009-04-23">Check out ABO for the details</a>, and enjoy your downtown weekend!</p>

			<content:encoded><![CDATA[<p>As the Oscar Grant / protest / riot situation simmers, City Councilmember Pat Kernighan, who represents part of downtown, expressed her outrage at the vandals and her sympathy for the residents and businesses who have been working to transform the DTO, only to see their property destroyed by out-of-town &#8220;wannabe revolutionaries.&#8221; <a href="http://www.patkernighan.com/News/Jan09.htm#24">Her balanced essay</a> is a must-read for concerned citizens. She highlights the unfairness of negative media attention when the vandals were not residents, and promises to help spread a more positive message of Oaklanders coming together to support their community.</p>
<p>To show solidarity with local businesses damaged by this and last week&#8217;s rioting, Oaklanders have organized two events designed to bring folks to the DTO. Tonight, blog commenters have declared a Night Out, and are encouraging everyone to spend the evening at one of downtown&#8217;s many <a href="http://boakland.com/">restaurants</a>, <a href="http://www.lukasoakland.com/events2.htm">discos</a>, and <a href="http://www.paramounttheatre.com/schedule.html">cultural</a> <a href="http://www.uptownnightclub.com/Calendar.html">venues</a>. Tomorrow (Sat Jan 17 2009), merchant groups throughout the city have organized 17th on 17th, a mini-festival celebrating downtown&#8217;s <a href="http://soboshops.com">charming block of shops</a> between Franklin and Webster Streets, from 2 to 5p. When was the last time buying a smoothie and a handbag was such a good deed? I look forward to seeing you there.</p>

Several questions are raised by this map: is Jack London Square downtown? With high-density housing pushing up Broadway, is downtown expanding northward? Are there more downtown neighborhoods, and are these boundaries correct? How does this map relate to <a href="http://www.abetteroakland.com/planning-commission-approves-new-tallest-building-in-oakland-in-december/2008-03-02">the city&#8217;s proposal to impose height limits throughout downtown</a>, for the first time in Oakland&#8217;s history?</p>

			<content:encoded><![CDATA[<p>Running from Broadway to Lake Merritt, downtown Oakland’s Thirteenth Street has many personalities. The block from Broadway to Franklin, home to the landmark Tribune Tower and one of downtown’s two usable taxi stands, includes a popular nightclub, a cafe, restaurants, and a large vertical parking structure disguised as a nondescript office building. From Webster to Harrison and beyond, Asian and other small businesses occupy subsidized housing towers and Art Deco storefronts. Serving as the transition from Chinatown to <a href="http://soboshops.com/">SOBO</a>, 13th has recently become home to three beautifully restored mid-rise buildings: The Mash Building at Broadway, the former Will Rogers Hotel at Franklin, and the Golden Bridge Lofts at Harrison. All three combine restored historic facades with contemporary, feminine color schemes. Photos and descriptions after the break.</p>

Downtown developer Mo Mashhoon (whose previous projects include the restored Victorian commercial block across San Pablo from the Uptown complex) purchased this decaying office building (once home to Beauty Town and a diner), <a href="http://www.insidebayarea.com/ci_8248634?source=rss">renovated the structure,</a> and is now <a href="http://eastbay.bizjournals.com/eastbay/stories/2008/02/18/story1.html">selling the office floors as commercial condos</a>. He created a new façade in blue and white with burgundy accents along the roofline and storefronts. The finishing touch was architectural lighting, bringing more than a little panache to City Center.<br />
<hr /> <b> The Will Rogers Hotel</b><b></b><b></b><br />

This century-old residential hotel was closed after a fire in 2002, and declared a public nuisance after squatters were evicted later that year. While I have heard nothing <a href="http://findarticles.com/p/articles/mi_qn4176/is_20040817/ai_n14580536">since 2004</a> about possible future uses for this building, a charming, French-inspired yellow and blue façade upgrade has graced the upper floors of this still-closed hotel.<br />
<hr /> <b> Golden Bridge Lofts</b><b></b><b></b><br />

One of three office-to-residential conversions of historic buildings from <a href="http://www.brogproperties.com">Brog Properties</a>, the former Golden Bridge Beverage Company HQ was transformed from an abandoned Class C office building to twenty homes, under Oakland’s Live/Work Ordinance. As the building is completed, a delicate sea-foam and crème color scheme highlights the Beaux Arts detailing of the five-story structure.</p>

			<content:encoded><![CDATA[<p>The first of the post-dot-bomb 10k projects are nearing completion in downtown Oakland. In a break from tepid and bland buildings of the recent past (555 12th St, Center 21, most projects in and around Old Oakland), many of these new buildings are unflinchingly modern in style. The three newest are refreshingly forward-thinking additions to their various neighborhoods. After the break, descriptions and photos.<span id="more-30"></span></p>
<hr /><strong>Forest City Uptown</strong><br />
<img src="http://farm3.static.flickr.com/2278/2251418950_df348842bb_o.jpg" alt="" width="507" height="377" />The first building in Forest City’s mammoth 665-unit <a href="http://www.theuptown.net/">Uptown apartment complex</a> is now leasing. Across San Pablo from a nicely restored Victorian commercial block, the William has a simple, sleek façade of red stucco and smooth aluminum. Though refreshingly spare, the use of aluminum is consistent with its Art Deco neighbors, particularly <a href="http://www.flickr.com/photos/inkvision/2042172755/">the Floral Depot Building</a>. The frontage along 19th Street breaks up the building mass into what looks like two separate structures, more successfully than <a href="http://www.flickr.com/photos/54568662@N00/1744427252/">Broadway Grand</a>.<img src="http://farm3.static.flickr.com/2337/2251418952_937a029f29_o.jpg" alt="" width="427" height="349" /></p>

<hr /><strong>Madison Lofts</strong><strong></strong><strong></strong><img src="http://farm3.static.flickr.com/2359/2251418956_e4f18b0670_o.jpg" alt="" width="512" height="384" /><strong></strong>Derisively called “tenements” by <a href="http://www.oakland-lana.org/">anti-development neighbors</a>, this 76-unit, eight-story <a href="http://www.ahainc.org">Affordable Housing Associates</a> project is aimed at low-income families and youth. The playful window arrangement and colorful metal sheeting make an exciting and urbane façade, although <a href="http://findarticles.com/p/articles/mi_qn4176/is_20031120/ai_n14566215">the City Council asked</a> that the design be less “modern” when they approved it. Housing projects in the area are controversial, so I provide an example of the context below. Directly across from my vantage point, but out of the picture, is the eight story Jackson Lofts, or “Trojan Tower,” so nicknamed because of its allegedly inappropriate height. <a href="http://finish14thandjackson.blogspot.com/">That building is currently in construction limbo.</a></p>

<hr /><strong>Dwell@901</strong><strong></strong><img src="http://farm3.static.flickr.com/2120/2251418964_27d9d94fd4_o.jpg" alt="" width="559" height="451" /><strong></strong>The latest Old Oakland project by downtown-based developer <a href="http://afevans.com/">AF Evans</a> is <a href="http://dwellat901.com/">Dwell@901</a>, which is an attempt to provide affordable housing in a market-driven framework. Dwell’s renderings were very pleasing, and I admired the restraint of <a href="http://www.marketsquarehomes.com/">Market Square</a>, another AF Evans project. Now that the structure is complete and the façade is under construction, I am not disappointed.</p>

<hr />I’m pleased to see restrained, modernist architecture overtaking the confused psuedo-historicism of 90s buildings. Colorful but simple building facades work well in cheery, sunny downtown Oakland. 			<content:encoded><![CDATA[<p>With the opening of Whole Foods on 27th and Harrison, <a href="http://www.insidebayarea.com/opinion/tribune/ci_7060769">observers have commented that the new store is &#8220;a stone&#8217;s throw from downtown.&#8221;</a> So, where, exactly, is downtown Oakland?</p>
<p>Uniquely for a city of its size, Oakland has a very large downtown that includes several distinct districts. Traditionally, downtown is bordered by 980 to the West, Lake Merritt to the East, Grand Ave to the North and 880 to the South. That does not include Jack London Square, Auto Row, or the up-and-coming arts district centered at 23rd and Telegraph. The 10k Plan&#8217;s area includes Jack London Square and areas north to 27th Street (including the Whole Foods and Mayor Brown&#8217;s former residence at 27th and Telegraph).</p>
<p>Within downtown, neighborhoods are characterized by unique land-use patterns (such as high-rise office in Center Center and high-rise residential in the Lake Merritt Apartment District), different types of retail (ethnic goods and services in Chinatown, or specialty shops in SOBO), and distinctive architecture (Art Deco in Uptown, Victoriana in Old Oakland). I created a map of the districts, based on a downtown map from the Oakland Convention and Visitors&#8217; Bureau.</p>

<p>Already, newish neighborhood groups are focused on their districts, like <a href="http://groups.yahoo.com/group/oldoakland/">Old Oakland Neighbors</a>, <a href="http://groups.yahoo.com/group/DowntownLakeMerritt/">Downtown Lake Merritt Apartment Neighborhood Group</a>, and the <a href="http://www.soboshops.com">SOBO (South Of Broadway Oakland) merchants&#8217; association</a>. Visitors to the DTO are often confused by downtown&#8217;s size and the utter lack of city wayfinding. This map is a start toward identifying those districts and placing them in context.</p>
<p>So, I ask the reader &#8211; what do you think? Are these borders correct? With Jack London Square approaching the high-density mixed-use character of downtown, should it remain separate? If the Conley Report&#8217;s goal of transforming Auto Row happens, should that be considered downtown? Is there a historic name for the area I call West DTO?</p>
